Von’s Supermarkets owns many of the sites beneath their stores in Southern California. Seeking a better future return on their real estate investment they sought to increase development density on these sites. This traditional retail only site along Ventura Boulevard in Tarzana was designed to incorporate street front and courtyard retail space as well as the inclusion of several residential units that would serve as a buffer from the commercial corridor to the neighboring residential properties. The site initially composed of single level retail space and surface parking was re-choreographed to include both subterranean and structured parking with multi-level retail whose density, in concert with the added residential units, better supported the financial model for this vibrant site..
